1985 - New Marina Construction

The Bluffs MarinaThe Bluffs Marina was built by Berg & DiVosta Development Company as a component of their The Marina at the Bluffs Condominium project. The marina facility received a certificate of occupancy in 1985 to accommodate 100 boats.

Wilfred Azar, a businessman and long time yachtsman from Maryland had spent winters in North Palm Beach boating out of Old Port Cove Yacht Club. He had been quietly observing the construction of Berg & DiVosta's project.

Azar approached the developers shortly after the marina portion in The Marina at The Bluffs Condominium project was complete wanting to buy the marina.

1986 - Marina Facility Sold To New Owners

Berg & DiVosta Development Company sold the marina facility - as a separate component from The Marina at The Bluffs Condominiums - to Wilfred Azar in 1986. Azar took ownership of roughly 15 acres of real estate from Berg & DiVosta and named his facility The Bluffs Marina.

Azar then set out to "dockominimize" the slips in the marina. His Phase I plan proposed creation of 94 condominium boat slips; each slip dimension having its own fee simple title. Azar, as developer for the "dockominium" project, retained ownership of a portion of the acreage. Slip owners would have access and use of yacht basin, piers, docks, walkways, parking lots & buildings (common areas) in the marina.

State, County, & Local government approved his Phase I plan years later and Azar began selling condominium boat slips in The Bluffs Marina. This concept was a pioneering effort in what today is a recognized form of slip ownership around the country - and very popular in Florida.

1989 - Introduction of Dockominium Boat Slip Sales

Wilfred Azar, now in his 70's, was getting ready to market his dockominium boat slips in The Bluffs Marina. Azar's plan was to sell twenty four (24) of the ninety four (94) slips. He would oversee the sales while his son managed the daily operations of the facility.

1999 - Dockominium Availability Increases

The Bluffs MarinaChris Baker formed CCB Investors Assets Management, LLC in 1999. This Florida based holding company was created for the specific intent to acquire The Bluffs Marina portfolio from Wilfred Azar.

That same year Azar sold Baker: Seventy (70) condominium boat slips located in The Bluffs Marina and The ownership and developers rights to Phase II & Phase III in The Bluffs Marina.

At the time of this transaction, twenty four (24) condominium boat slips located in The Bluffs Marina were privately owned by individuals other than Azar.

During the last ten years, Baker has increased the CCB slip portfolio to seventy eight (78) units by A) buying back five (5) units, B) creating three (3) additional boat slips in Phase III.

2012 - The Bluffs Marina New Ownership and Slip Sale's Program

Today, CCB has changed hands, as well as direction. In April 2012, Mark May, through his company Neptune Docks, has acquired control of the remaining inventory of boat slips at The Bluffs Marina.

Neptune Docks is implementing a Slip Sale Program, with the intent to create individual ownership for all of the slips currently held by Neptune Docks, LLC.

There are also several additional development opportunities being explored to enhance the facility for everyone's enjoyment. These may include a private pool, private bath/showers, and additional parking.

2014 - The Bluffs Marina New Facilities

In 2014, the Jupiter town council unanimously approved our marina expansion plans. This includes a new dock master building, complete with His/Hers showers and a pool. Constructon is expected to start as soon as permits are secured, and we will work hard for a swift completion.

This bring new options for our slip buyers, including for the first time, new floating docks for vessels up to 130'. We can also offer boat lift slips, and have new options for the tenders, including a new floating dock.

2015 - 2021 - HIGH OCCUPANCY

The Bluffs Marina has enjoyed a number of years with high occupancy and increasing rates.

Still below the rates of the 2007 /08 era, they appear they will be on a continual climb until they reach or surpass those rates.  Boaters seem to come….but never leave.  They must love it here!


Repair & Upgrades to the marina facility BEGINS.


Murray Lopgan Construction, a premier marine contractor was hired to assure us of a first class job. Construction expected to be completed in 2022.  Slips will be released for FINAL SELL OUT at that time.
